Garages are not storage rooms

Basically, the storage of objects in garages, which are naturally rented for parking motor vehicles, contrary to the contract.

If the rental contract does not expressly define the purposes for which the garage is to be used, this must be determined by interpretation. In case of doubt just for the parking of a car. But it would certainly be beneficial to use other vehicles such as bicycles or a motorcycle as long as they are ready for use.

If a tenant does not use his garage for his vehicle, but has converted it into a hobby room, in which in addition to small machines also e.g. wood is stored, he may be required to refrain from operating the hobby room.

If he does not comply with this even after repeated warnings, there might also be the possibility of termination in the room.

In the Baden-Württemberg garage ordinance (GaVO-BW) is required that in small garages (up to 100 square meters of usable space) only up to 20 liters of gasoline or 200 liters of diesel fuel in sealed, unbreakable containers outside the vehicle may be stored.

Even stricter are the rules for underground garages. In so-called medium and large garages (underground garages), no fuel is allowed to be stored outside the vehicle. There must also be no other fire loads, such as tires, cardboard or the like stored.

There is no obligation to use a garage. The tenant is therefore, after he has emptied his garage and made it usable again, not obliged to then leave his car there every night. He is also allowed to park his vehicle on the street.
